C2 provided architectural design services for a three-story, mixed-use building located on State and Erie Boulevard in Schenectady, New York.

Our team provided design and construction drawings for the development of the building, which encompasses 6,800 square feet of ground-level retail space, as well as three upper-level floors for luxury apartments totaling 104 units. Parking was a top priority for the developers. The community offers 117 covered spaces in a private, underground parking garage.

The luxury apartment community features studio, one-bedroom, and two-bedroom apartments with a rooftop common area overlooking the city. Social spaces were an important design consideration for developers looking to offer tenants amenities consistent with a luxury community. The community features an outdoor courtyard with a bocce court, fire pit, and grilling areas. Indoor common spaces include a fitness center, business center, and clubhouse with a community kitchen.

Other design considerations included sound mitigation between apartments. The C2 team focused on selecting finish selections that would minimize disruptions between tenants.

Energy-efficient, climate-controlled units were also a design focal point. Each unit has a wall-mounted, ductless heating/cooling unit that can be zoned and timed around occupants’ schedules.
