C2 Attends Ribbon Cutting for Phase II of Northside Village (formerly Yates Village)
C2 attended the grand opening ceremony celebrating the completion of Northside Village, the second phase of an extensive public housing revitalization of Yates Village in Schenectady's Goose Hill neighborhood.
The success of this project is tied to the collaborative efforts and vision of the Schenectady Municipal Housing Authority (SMHA), Pennrose, Duvernay + Brooks, LLC, the State, the City of Schenectady, the New York State Homes & Community Renewal, Schenectady Metroplex Development Authority and numerous development team partners.
Today, Northside Village offers residents 211 newly constructed apartments, including 42 with supportive services for individuals with physical disabilities, replacing antiquated housing that reached the end of its lifespan.
Phase II of the project entailed the demolition of six, two-story buildings that were replaced with 37 newly constructed two-story buildings featuring 211 apartments. The apartments include 69 one-bedroom units, 108 two-bedroom units, 29 three-bedroom units and 5 four-bedroom units. In addition, phase II enhanced on-site amenities for the community, including two new playgrounds, a basketball court, a resident seating area, and landscaped greenspaces. Northside Village adheres to energy efficiency and green building standards required for certification from Enterprise Green Communities and Energy Star for Certified Homes. Energy efficient measures at Northside Village include LED interior and exterior lighting, Energy Star appliances, and electric vehicle charging stations.
All apartments are Section 8 Project Based Voucher (PBV) units affordable to household earnings at or below 80 percent of the Area Median Income.
State financing for the $88 million Northside Village Phase II project included $18 million in permanent tax-exempt bonds, $35 million in federal Low-Income Housing Tax Credits, and $26 million in subsidy from New York State Homes and Community Renewal. HCR also provided over $20 million in support for the first phase.
C2 was retained by WRT, LLC as an architectural teammate for Phase II. WRT was involved with the first phase of redevelopment and invited C2 to be the architect of record for the second phase of the redevelopment. C2's scope of services included design for the addition of the 37 newly constructed building, the renovation of 173 units, and renovation of the one-story Management Building.
